Tennis Court Reconstruction and Budget Issues
It is the responsibility of the Board to maintain all the common property of the Association. While most of our operating and maintenance expenditures go towards the pool, the tennis courts are also a significant asset requiring periodic maintenance. Asphalt tennis courts that are well built need resurfacing every 5 to 7 years and have a structural life span of approximately 25 to 30 years. Our tennis courts were resurfaced 7 years ago; the first pair of courts are more than 30 years old and the second pair are more than 26 years old.
The Board planned to resurface the courts this year and reconstruct the courts within 5 years. The cost of resurfacing four courts in sound condition is approximately $8,000 and the cost to repair major cracks is about $16 per foot. Seven years ago, we spent $12,000 in resurfacing and crack repair. Unfortunately, the harsh weather of the last few years has accelerated the major cracking of the courts, and recent bids for resurfacing and repairs to the current 1,400 feet of cracks are now approximately $30,000. It no longer makes sense to resurface now and reconstruct a few years later.
We are exploring a variety of methods to reconstruct the courts. These include 1) grinding down the old courts and using the ground up asphalt as additional base for new courts, 2) building new courts on top of the old courts in what is referred to as slip sheet construction, 3) complete removal of the old courts and then building new courts or 4) installation of a thick fabric base over the old courts upon which new courts are resurfaced (the brand name for this method is Premier Courts).
We expect the best long-term alternative to cost approximately $90,000.
Whatever method is chosen, our assessments should remain as previously budgeted. Our 2009, 5 year budget projections had 2010 assessments at $345 (the third year at that level) and assessments for 2011 through 2014 and beyond at $365. Previously, we were going to build court repair reserves through 2013 and borrow the balance for the court reconstruction in 2014. Our change of plans will require borrowing now, but the additional interest expense will be offset by avoiding the $30,000 cost of current resurfacing and crack repair.
We will be diligently exploring the methods of
reconstruction and will, of course, get several bids on both the cost of
reconstruction and the cost of borrowing. We will keep you apprised of our
progress.

will be incorporating an RSVP system this year.
We want to have a big crowd AND the right amount of food!

know how many adults and children will be attending. Then, when you arrive and check in, you will
each get a ticket to redeem for a food plate.
Tickets will need to be redeemed by 6:00. After that time, food will be available for
the rest of the crowd. Trivia will begin
around this time.

Lee's Crossing Men's Fall 2010 ALTA Team - ALTA has opened the team registration for the 2010 fall season. If you are interested joining the LC Men's ALTA team, please contact Brad Herr at 770-499-9354 or email at brad603h@comcast.net. The team played at Level B4 in the spring season and will most likely stay at this level. Registration for the team must be posted by July 15th. After that date players can be added but will have some restrictions.
Lee’s Crossing Women’s Tennis - Our Ladies B-3 Thursday Team is looking for players. If you are a resident of Lee’s Crossing or have a friend who wants to get back in the swing for the Fall, please call Diane Edwards (captain) at 770-575-0445. We have lessons on Tuesday mornings and matches on Thursdays. If you are not familiar with ALTA, B-3 would be considered an intermediate to advanced level of play.

Our neighborhood elementary school, A.L. Burruss, is soliciting donations
for their annual Silent Auction. The auction is the largest PTA
fundraiser of the year and takes place during the school's Fall Festival.
This year the auction and fall festival will be held the evening
of Friday, October 1st. With the current economic downturn, many
larger corporations that donated in the past are reducing or eliminating
donations, so we are particularly relying on our friends and neighbors to help
